Minor zoning bylaw variances approved for physiotherapy office and hobby barn

WELLINGTON NORTH – Council here granted relief from zoning bylaw limitations to allow for additions to two properties.

At 7644 Highway 6 in Arthur, Anitha Thekkedeth and Sudhir Kurup have been permitted to proceed with plans for a physiotherapy office to occupy 38 per cent of the ground floor of their home, rather than the 25% currently permitted.

The minor variance granted by council will allow for a three-room treatment office and four parking spaces on the property.

County senior planner Jessica Rahim said the proposal remains secondary to the main use of the property and that the county did not have issue with the request.

Councillor Steve McCabe asked if four parking spots would be enough and Rahim responded saying staff considered that very question and “did determine that would be adequate.”

No additional comments were given and the exception was approved by council.

Hobby barn

Amos and Eileen Martin were granted a minor variance from the zoning bylaw to allow for a hobby barn on the property located at 7065 Sideroad 3 West in Wellington North township.

The Martins applied for relief from maximum ground floor area and minimum setback requirements for a 1,408 square-foot hobby barn with a side yard setback of 30 feet.

The zoning bylaw currently allows for a hobby barn to occupy around 400 square feet at maximum and the setback required would be 74.8 feet.

Rahim said the barn would primarily be for horse and buggy use and the county had no objections to the request to allow for increased floor area and the setback, saying the barn would be located at the most ideal location on the property.

No additional comments or correspondence were provided and the minor variance was approved.
