Some neighbours are not thrilled with a proposed expansion of the Wellington County Market-place, but its owners say they are taking all the necessary steps to ensure the changes will have a negligible impact on other locals.
Bill and Brenda Ross are proposing the following changes to their business on Jones Baseline, southeast of Speedvale Avenue:
– a 39 square meter (420 square foot) addition to the retail space and hiring more employees;
– renovations to an existing building to be used for meat processing;
– a separate entrance onto Jones Baseline for their existing home; and
– more customer parking.
Residents at the public meeting raised several concerns about the plans, including increased traffic, cars parked on the side of the road, possible impacts on nearby wells, the size of the operation on prime agricultural land and late night deliveries.
Jeff Buisman, who represents the Ross family, said all deliveries to the market happen after 7:30am and signs have been placed along Jones baseline reminding customers, who represent just a small portion of traffic on the road, to park in the lot. He added the proponents do not want a huge business – they just want a small increase in floor space.
Bill Ross said the meat processing does not give off any odours or require that much water – he’s willing to install a meter to prove it – and an improved septic system is currently being designed.
“I want to have the cleanest system out there,” he said, adding the system will meet all provincial and municipal standards.
But Ross’ responses did not seem to satisfy councillor Reta Moyer, who professed to have extensive experience with meat processing operations.
“I’m not asking any more questions because I’m not getting intelligent answers,” Moyer snapped, to looks of bewilderment from fellow councillors, Ross and members of the gallery.
Councillor Doug Breen noted the expansion involved closing in an existing porch, so the actual foot print of the two buildings will not be changing at all.
Mayor Chris White asked if all the cars parked along the road could be accommodated with the new parking spaces, and Ross replied, “Yes.”
Township planner Lana Phillips said she will return to council with a report evaluating comments at the meeting and providing a recommendation for council on the matter.
