Council severing one Rockwood lot into four

An application has been submitted to Guelph-Eramosa Township to build four single detached houses on what is currently one lot.

On June 25, council heard the owner would like remove the current buildings at 310 Main Street South in Rockwood. The building inventory includes two single detached dwellings, five outbuildings (sheds and an outhouse) and one detached garage.

The lot would then be severed into four individual lots for four single detached houses. The severed parcels would be of varying measurements including:

– 1,325 square metres, with 21 metres of frontage;

– 785m2 , with 14m frontage;

– 794m2, with 14m frontage; and

– 1,678m2, with 14m frontage.

All are currently zoned residential and would be rezoned to village residential low density and environmental protection. The two consent applications (one to demolish the existing building and one to put up the four new buildings) are consistent with the provincial policy statement and conform to the Wellington County official plan.

Council supported the consent application as long as eight conditions are met.

McCutcheon Farm

A consent application resubmission for a farm severance on Jones Baseline was recommended for approval the second time around. The Grand River Conservation Authority (GRCA) applied for a severance of McCutcheon Farm at 5500 Jones Baseline.

The first application, discussed in May was not recommended for approval because the proposed size of the severed parcel was only 10 hectares, when the recommended minimum severed lot size for agricultural land is 35 ha.

However, the second time around the GRCA included a “Horse Farm Business Plan” with its application, “which concludes that the size of the parcel is sufficient for the current horse farm, with room to expand the business, and the parcel size is in keeping with farm parcels in the area,” township planning consultant Rachel Martin said in a report presented at the June 25 council meeting.

Council recommended it for approval.

Ariss severance

Clarence and Gerald Brohman applied for a severance at 5782 6th Line in Ariss to retain farm land and sever off the portion of the farm that is contained within the hamlet boundary.

The retained parcel would be 56 ha of agricultural land with an existing house, barn and two sheds, Martin wrote in her report to council.

The severed portion would be 7.8 ha and be designated agricultural. It will continue to be used for agricultural uses with future plans for residential development. At that time a plan of subdivision would be required.

Council supported the consent application.

Private wedding

Council approved a noise bylaw exemption request for a house on Guelph-Nichol Townline on Aug. 18 for a wedding. The noise bylaw exemption will run from 11pm Aug. 18 to 1am on Aug. 19.
