Council okays site plan for Rockwood clinic

The site plan for the new medical centre building in Rockwood received rave reviews last week from Guelph-Eramosa councillors.

“It’s beautiful. This is exactly what we were looking for,” said Mayor Chris White. “It’s perfect.”

Township planner Bernie Hermsen, of MHBC Planning, reviewed the proposal for the 12,000 square foot facility at the corner of Alma Street (Highway 7) and Inkerman Street, the current site of the old fire hall and medical building.

About 6,450 square feet of the one storey building will be used for the medical clinic, with the remainder filled by three commercial businesses.

Council seemed impressed by plan details, including the building’s appearance (stone veneer and siding), 56 parking spaces, sidewalks, a clock tower and landscaping.

“I think it will be a very tasteful, well-done corner,” Hermsen said of the plans.

Council unanimously approved the site plan.

The township has entered into a 25-year lease agreement with Coldpoint Holdings Limited for the construction of the building.

Under the agreement, Coldpoint will build the $1.3-million centre and lease the township land for $1 annually over the next 25 years, during which time the township will establish maintenance reserves to ensure the building remains in good condition.

At the end of the 25 years, the entire building will become the property of the township.
