Council here has agreed to defer a rezoning bylaw that will allow an accessory apartment in a semi-detached residence.
The rezoning application from Richard, Mark and Sue Robinson is for a property at 75 Dales Drive in Drayton.
On March 14 council directed staff to present at the next meeting a bylaw approving the rezoning, subject to an application for removal of the holding provision.
The provision is to remain on the application until the township’s long-standing water and wastewater capacity limitations have been addressed.
The applicants wish to construct an accessory apartment in the basement of the existing semi-detached residential dwelling on the property.
The property is zoned R2 Residential which does not currently permit accessory apartments.
However, the county Official Plan was recently amended to allow a second unit within semi-detached dwellings and current provincial policy indicates a preference for allowing this type of development.
Noting “in practical terms it doesn’t look like anything’s going to happen for a while in terms of sewage capacity,” Wellington County planner Mark Van Patter advised council one option is to simply defer the bylaw and await finalization of regulation under the Planning Act regarding second residential units.
Council agreed to defer a vote on the proposed bylaw.
