Council approves 118 estate home development outside Belwood

BELWOOD – Centre Wellington council has approved a development in Belwood that will see 118 private homes on half-acre lots built in an estate community.

At its July 17 meeting, council had no objections to the proposal by Geranium Homes to build on property south of Wellington Road 19 and west of 3rd Line that’s owned by the Fergus Golf Club.

The land was approved in the 1990s for 41 homes to be built, along with a nine-hole golf course, but those plans never came to fruition.

Geranium Homes submitted a zoning change application last year to Centre Wellington and the county as approvals are required from both levels of government and altered the plan after receiving input from the township, county and a statutory public meeting.

Now there will be a left turn lane on Wellington Road 19 in both directions to access the golf course and the residential community. Two entrances to the site were added to 3rd Line and one removed from Wellington Road 19.

The development’s proposed water supply and treatment and method of sewage disposal will require the province’s approval.

“I understand the concerns regarding the impact on (neighbouring) wells,” said Cheryl Shindruk, executive vice president, land development, for Geranium Homes. 

“We are committed to a monitoring program and municipal responsibility agreement.”

Shindruk said the company will install chain link fence and a tree buffer between the development and neighbouring properties. It will also work with the township and the Lions Club to improve the kitchen and washrooms at the Belwood Community Hall.

Geranium Homes plans to hold another public meeting at Belwood Hall on Sept. 11 to update residents.
