Bylaw change needed for metal fabrication business relocation

MAPLETON – The owners of a shop on their property in south Mapleton are hoping to repurpose it for their metal fabrication business. 

A zoning bylaw amendment would be needed to accommodate the business, as the size of the shop (6,000 square feet) exceeds the allowable size (2,500 square feet) for home industries under the criteria for on-farm diversified uses. 

The property, at 6601 Yatton Sideroad, is almost 50 hectares (21 acres) and is zoned agricultural with prime agricultural designation. 

It’s owned by Carl and Sharon Eby, and Edgar Martin submitted the zoning amendment application. 

The fabrication business, which makes stairs and railings, already exists elsewhere and would relocate to the property on Yatton Sideroad. 

Mapleton council received a report about the proposal for information during a public meeting on March 18. 

No members of the public spoke for or against the amendment.

Township planner Linda Redmond said the proposal otherwise meets the home industry criteria “for the most part.”  

The applicants are also hoping to increase their off-site employees to five, while home industry parameters only allow two.

Redmond said the township planning department has “no concerns with the application,” but noted a site plan approval may also be required, along with a building permit, for upgrades to the building. 

In a letter included in the agenda package on March 18, Wellington County planner Asavari Jadhav-Admane states county staff does “not have any concerns with the proposed application provided the home industry use remains located on the farm and is subordinate to the principal farm use.” 

The bylaw amendment would include a  site-specific exemption to permit the increased floor area of the fabrication shop and up to five off-site employees.
