The next phase of Sorbara’s Summerfields development is moving ahead.
On Jan. 29, Cenetre Wellington’s managing director of planning and development Brett Salmon explained that this is the agreement for the second phase of the development on the east side of Fergus.
The first phase agreement was approved by council in 2016. That phase is now completely built out and the developers want to move forward with the next phase.
Salmon said in this phase, houses will not be built until the sewer connections are available.
Councillor Mary Lloyd said she was a little sad that this development came about as it had. Much of the development planning came about prior to Lloyd’s term on council, she said.
“It is interesting that we have had a few other new neighbourhoods pop up in our community where those developers installed a significant playground area. I don’t see any of that alluded to in this development.”
She added it also appeared the cost to develop a park space will be at the cost of the township.
Salmon explained this is not a large property and Forfar Park is across the road from the development.
“When we looked at the Sports needs of the community, it pointed to the need for Sports fields.”
Salmon noted there is a parkette area within the first phase of the development.
“There is yet to come a larger park that Sorbara will build just east of this development, which will accommodate a playground and Sportsfield and will be connected to the development by the trail network,” he said.
At the same time, Salmon said the park would serve the larger needs of the community.
Councillor Fred Morris asked if the park being proposed is within the urban boundary of Centre Wellington.
Salmon said the part is just outside the boundary.
He said the park is sized so that if Sorbara does bring its additional land within the urban boundaries, the park would also serve as parkland dedication.
Salmon noted the park lies directly across the road from Maranatha Christian School.
