Addition and attached garage permitted

The committee of adjustment recently approved a minor variance application to allow a 640 square foot attached garaged onto a residential dwelling.

Mayor David Anderson explained the variance is for a property at 325 Main Street West, in Palmerston to allow construction of a 132 square foot residential addition and an at­tached garage onto an existing home.

Wellington County planner  Linda Redmond said in her report the property has an existing residence categorized as legal non-conforming. She added that based on drawings provided, the proposed use meets all setback requirements.

But, she wrote, there appears to be discrepancies between the arial maps and the drawings. She wanted to confirm the three-metre sideyard setback could be maintained; otherwise she had no concerns, provided measurements are accurate.

Proponent Mike Dobson said there should still be about 20 feet. “There should be lots of room,” he said.

Chief Building Official Terry Kuipers had little concern. Since the property is a legal non-conforming use, an amendment is needed to expand that use. He said the original house was constructed in 1885, which predated any zoning bylaws in old Palmerston.

He also agreed with Dobson that the setback would still be 20-plus feet.
